I went to take an exclusive tour of the yet to be finished models at Serrawood today. Located at 922 E. Duane Avenue in Sunnyvale, CA 94085. The Townes are 3 story townhomes, with a study area or bedroom and garages on the 1st floor. The units had beautiful windows throughout, and Serrawood looks to be a real nice development. My one complaint, which is true of other places, are the seemingly endless stairs. Prices are starting from the mid $600k for a 3 bedroom 1300 square feet townhouse. Parkwood Garden and Redwood Collection

Parkwood, by Summer Hill Homes is a big development. The lowest priced unit at $550,000 is a 2 bedroom/ 2 bath townhouse. Unfortunately, like the Bordeaux, at Summer Hill Homes, you'll have to walk up 3 flights of stairs to reach your living room. The Redwood Collection (which consists of single family homes), are really nice and have a view of the hills from the living room. Check them out at www.summerhillhomes.com.

Willow Glen Place is close to St. Elizabeth Park by Pinn Bros. This condo and townhouse style development is by Toll Brothers. The condos are surrounded by the Townhouses. The condos each have their own patio (called the terrace), while the bottom floored ones have access to a central courtyard. The model I liked the most was the Fairwood, because of its price point at $539,000 and size of 2 bed/2 bath at 1470 square feet. It's a lot larger than most houses I've seen in the area, especially when you don't have to climb any stairs. Warning, HOAs are hefty at $390 a month though, but its definitely worth taking a look, because the models will make you feel like a million dollars. Take a look and let me know what you think.

St. Elizabeth Park

St. Elizabeth Park is located in the popular Willow Glen area in San Jose. Of the three floor plans, I preferred the Willow the most, and it's priced at $530,000. The Willow has 3 beds/ 2.5 baths, and a formal dinning area. The layout is not as open as the other two, but is still very comfortable. The high end maple floor plan has ceilings so high that it's possible to maybe set up a rock climbing wall to enter onto the 3rd floor. It felt a little too overwhelming when I entered. The Wisteria was a bit small at 1,300 square feet and the amount of stairs felt overwhelming. Home Auctions

Today's the end of the 9 day foreclosure auction event in Northern California. What fun it was to take part in it, seems like deals were made left and right. One tip is to arrive a little earlier (say 15 to 20 minutes) just to get situated. Today's auction was off schedule by almost 1.5 hours. KB Homes - Bordeaux

This weekend, we toured the Bordeaux Townhomes in Sunnyvale. All the plans were really nice, with the exception that Plans 4 and 5. Plan 5 actually sits on top of Plan 4, so there's a long flight of stairs before getting into your living room.

Gables End

I went to take a look at Gables End yesterday. Located at Plymouth St. and Sierra Vista Ave in Mountain View, it's within a few minutes to both Google and Microsoft. Construction for phase 1 is still expected to completed by June 2008. Prices start from $569,000 for a 3 bedroom, 3 bath, 2 car garage and goes to $690,000. Olga Granik, the Community Sales Associate told me that 50% of the place has already been reserved. HOA fees are $197.00 a month. Let me know if you're interested!

Condos on side of Interstate 580

These condos are hard to miss when you drive on Interstate 580, so I've looked them up online and it turns out that they're developed by Discovery Homes Link (new window). Here's a description from their website:

Located within the old Leona Rock Quarry, Monte Vista Villas will offer buyers a choice of Town Homes and Condominiums Units. These homes range in size from 1,178 to 1,969 square feet, of luxurious living space. Exteriors offer privacy, while allowing you to be connected with neighbors. Monte Vista will be home to a series of parks, trail systems and a community center.

Should be fun going there, since they currently give out gift cards for visiting, just mention that you saw it on their website.

Only two houses for sale in South Bay?

After searching the MLS this morning, I found two houses for sale in the South San Mateo, Redwood City area. The criterias used for searching were: built after 1980, detached or duet housing. The results that came back are two houses built in 2001, and their prices are listed as $580,000 (3 bed, 2 bath) and $768,000 (4 bed, 2 bath). This can't be right.

Watergate Living

I've seen many different arrangements for Watergate condos, but this tops it in my opinion. They've converted what once was a closet area into an office space. Short Sales

In the October 2007 The Update from the Oakland Association of Realtors, there was a nice article regarding short sales. In particular, a question on the effects of short sales on a borrower's credit rating caught my attention.

Question:
"Does a short sale adversely affect a defaulting borrower's credit rating?"

Answer:
"Yes. Lenders will report the short sale as being settled for less than the full balance. This would show up on the borrower's credit report as a negative mark for seven years. (Cal. Civ. Code Sub-Section 1785.13)"
